Greetings, neighbor. Welcome to Brandywine Bay! We applaud your decision to make our friendly community your new home. We hope you will enjoy living in our neighborhood and take advantage of the many amenities that Brandywine Bay has to offer to families, no matter what your stage in life. We have an interesting and diverse mixture of retirees and empty nesters, families with young children, newly married couples and young business professionals.

For an opportunity to become acquainted with other neighbors and establish new friendships, we invite you to explore our clubs and interest groups.

The cost to join the Brandywine Bay Country Club is not included in the dues you pay to the Brandywine Owners' Association (BOA). 

Enclosed in this welcome package are business cards for Scott King, Owner/Manager of the Brandywine Bay Country Club. These cards offer you one complimentary round of golf or a one-day pass to the pool or tennis courts. To use the complimentary pass, you will need to call Scott at 247-2541 and to schedule a time and day to use the pass. Please present your card to Scott for the golf round or to gain access to the pool or tennis facility.

Brandywine Bay also supports ladies' and couples' bridge clubs, a garden club, plus committees for architectural control issues, roads and drainage concerns, gates, security issues, a community newspaper, neighborhood representatives, storage yard and beautification - all staffed by interested volunteers. Volunteers are the backbone of our community, and your help is needed in all areas.

Please contact your neighborhood representative to make sure that your name is correctly spelled and your address and phone number are correct. This information is used to update our phone directories and our homeowners' database.

Many newcomers do not realize the complexity of Brandywine Bay. There are six subdivisions, which have their own covenants, boards, and ACC.  They are Hammock Place, English Turn, Reserve, Reserve Green, Cedarwood, and Village Green. Other subdivisions include Section I, Section II, Oak Drive Extension, the Honours, Brandywine North, Chelsea Park, Chelsea Park North, and the Tree Houses have their own set of restrictive covenants. Collectively, all of these subdivisions compose the Master Association. For information on these subdivisions and copies of their documents please, refer to the Master Association. Your closing attorney or real estate agent should have provided you with a copy of the Restrictive Covenants for your specific subdivision. To become more familiar with your subdivision, or if you want to review the Covenants of any subdivision in Brandywine please, visit our web site at www.brandywineowners.org. All of the covenants are posted online. The Board of Directors and Architectural Control Committee enforce the covenants.


The actual covenants are recorded in the Carteret County Courthouse in Beaufort.  The book and the page number are provided on our web site, if you want to review the actual 1egal document. Where the covenants have been amended several times over the years, we have provided a summary that shows the various amendments in one document.

 Gate access cards/micro clickers are available from Doris Ullman 240-1436. If you received your access card or clicker from a former resident, please let Doris know so that she can update her gate database-otherwise, you may be locked out!

If you need boat or trailer storage, contact Jerry Garner, BOA Storage Yard Chairperson, at 726-0842 to apply for a storage space.

Your street representative should have given you a Brandywine phone directory with this welcome package. The directories are printed once a year and are distributed to each homeowner.  

Our Brandywine Owners' Association public meetings are held at 7 P.M. on the last Thursday of each month at the Pro Shop. Information regarding our community is given at this time. Major concerns are given to the Board prior to the monthly meeting so that the Board can act upon an issue and present a solution.  This procedure enables the Board to understand concerns and to investigate issues without involving others time on the matter.

The Board of Directors encourages you to attend the monthly meetings and to become involved in your community. You are encouraged to share your ideas with Board members so that we can continue to maintain and improve the lifestyle and property values in Brandywine Bay.

Brandywine Owners' Association invoices for our annual dues are sent out the middle of April, and payment is due on May 1st. The dues cover ground maintenance, gates and cameras, liability insurance, road maintenance, drainage, beautification, and other expenses necessary in maintaining the community.
