Village Green Condominiums
Village Green is a condominium
community containing 42 buildings
with a total of 83 residential units. All buildings contain two units
with the exception of building #501 which only has one unit. The
community is located at the southeastern most portion of Brandywine Bay
along Highway 24 and was the last community that was developed in
Brandywine Bay.
The community has 22 one story units with either 2
or 3 bedroom
floor plans and 20 two story units with the master bedroom situated on
the ground level and either 3 bedrooms upstairs or 2 bedrooms plus a
loft area upstairs. All residences contain a one car attached garage.
All owners are
members of the Village Green Owners Association,
Inc. (VGOA), as well as members of the master association known as
Brandywine Owners Association, Inc., (BOA). The current dues structure
in Village Green is $210 per month for a one story unit and $255 per
month for a two story unit. The single one story unit pays $225 per
month.
The dues are structured to cover all community
operating expenses
to include, but not necessarily limited to, street lighting, all
drainage and other easements, landscape maintenance and maintenance of
the exteriors of all units as provided in the Declaration of Covenants
and Restrictions, maintenance of common areas, accounting, legal,
taxes, and insurance, etc., relating the community. Homeowners are
responsible for all interior maintenance of their units, individual
utilities, taxes, insurance, telephone, etc.
All owners must also pay dues to the BOA which are
currently set at
$300 per year. The payment of the BOA annual dues does not include
membership in the Brandywine Bay Country Club (BBCC) or the use of its
facilities. The Brandywine Bay Country Club must be joined separately.

Village Green is a stand alone community with its
own Declaration
of Covenants and Restrictions, Articles of Incorporation and By-Laws.
It has its own Board of Directors and, as such, is self governing.
The VGOA Board of Directors meets the second
Thursday of each month and holds an annual meeting in November.
