Reserve Green Subdivision

| Reserve Green is a townhouse
community containing 18 duplex buildings for a total of 36 residential
units. The community is located near a central portion of Brandywine
Bay off Lord Granville Drive near the country club. All units overlook
the golf course and are within easy walking distance to the club house.
This community was developed during 2003 and 2004. The community has
two basic floor plans identified as A and B plans although some units
have had certain modifications. There are 17 “A” units, and 19 “B”
units. The “A” units contain 2,500 sf and have 3 bedrooms with the
master bedroom located on the first level. The “B” units are single
story units with 1400 sf and two bedrooms. All residences contain a two
car attached garage. All owners are members of the Reserve Green
Owners Association, Inc. (RGOA), as well as members of the master
association known as Brandywine Owners Association, Inc., (BOA). The
current dues structure in Reserve Green is $1,500.00 per unit per year
payable in installments of $125.00 per month. The dues are structured
to cover all community operating expenses to include, but not
necessarily limited to, street lighting, all drainage and other
easements, landscape maintenance and maintenance of the exteriors of
all units as provided in the Declaration of Covenants and Restrictions,
maintenance of common areas, accounting, legal, taxes, and insurance,
etc., relating the community. Homeowners are responsible for their own
individual utilities, taxes, insurance, telephone, etc. All owners must
also pay dues to the BOA which are currently set at $300 per year. The
payment of the above mentioned dues does not include membership in the
Brandywine Bay Country Club (BBCC) or the use of its facilities. The
Brandywine Bay Country Club must be joined separately. Please refer to
the link for the country club for its information. Reserve Green is a stand alone community with
its own Declaration of Covenants and Restrictions, Articles of
Incorporation and By-Laws. It has its own Board of Directors and
Architectural Control Committee and, as such, is sell governing. The RGOA meets at as necessary when called for
by the Board of Directors and hold its annual meeting in November. |
