English Turn Subdivision

| English Turn is a subdivision
containing 23 single family residential units. The community is located
at the northwest corner of Lord Granville Drive and Brandywine Blvd.
This community was developed during 2002 and 2003. The community has
three basic floor plans identified as A, B, and C, although some units
have had certain modifications. There are 8 “A” plans, 4 “B” plans, and
11 “C” plans. The “A” plans are one story single family homes with
approximately 1718 sf and with three bedrooms and two baths. The “B”
plans are one story single family homes with approximately 1490 sf with
two bedrooms and two baths. The “C” plans are two story single family
homes with approximately 2206 sf with two bedrooms on the first floor
and two bedrooms on the second level. All residences contain a two car
attached garage. All owners are members of the English Turn
Owners Association, Inc. (ETOA), as well as members of the master
association known as Brandywine Owners Association, Inc., (BOA). The
current dues structure in English Turn is $960.00 per lot per year
payable in installments of $80.00 per month. The dues are structured to
cover all community operating expenses to include, but not necessarily
limited to, street lighting, all drainage and other easements,
landscape maintenance as provided in the Declaration of Covenants and
Restrictions, maintenance of common areas, accounting, legal, taxes,
and insurance, relating the community. Homeowners are responsible for their own
individual utilities, taxes, insurance, exterior maintenance, etc. All
owners must also pay dues to the BOA which are currently set at $300
per year. English Turn is a stand alone community with
its own Declaration of Covenants and Restrictions, Articles of
Incorporation and By-Laws. It has its own Board of Directors and
Architectural Control Committee and, as such, is sell governing. The
Board of Directors of the ETOA meets on the first Wednesday of each
quarter. The annual membership meeting is held on the second Monday of
